An open concept kitchen/dining/living area forms the heart of the house, and provides an excellent location for a cozy woodstove. There's a separate laundry/utility room off the main entry.

There are two bedrooms on the ground floor. The master has an ensuite bath and a walk-in closet. The second bedroom is next to an exterior door and could easily be used as an office for seeing clients, with a bathroom opposite. A couple of patios extend the living area into the outdoors.

Upstairs you'll find a third bedroom, full bath and a loft space ideal for a play area, craft or reading nook. A sheltered balcony provides another outdoor space.

The Sheds are closed in using our suggested method (see "Our Enclosure Method" halfway down this page), and the insulation performance is well above code. The wall assembly performs at  Effective R23  - the National Building Code requires Effective R17 , or Nominal R24.

The roof assembly we recommend has been upgraded to 2 layers of 3.5” QuikTherm MPI. It is awaiting testing, but it replaces our previous 2 layers of 2.5” QuikTherm MPI that exceeded code by 25%.

It has a vaulted Great Room with a dramatic open valley (see joinery section for details) showing off the timber frame structure to full advantage. The open concept layout flows towards the dining room and kitchen. A deck off the dining room invites you outdoors.

A main floor Master Bedroom with ensuite bath and walk-in closet has its own entrance opening onto a deck. It would provide one-level living for someone with mobility issues, or make a practical home office or therapy room.

A utility/laundry room between the kitchen and the side door provides a mudroom area, while the elegant front foyer welcomes guests in style.

Upstairs are three bedrooms, a spacious bathroom, and a room-sized loft that overlooks the living room and would be a great place for a sofabed, desk or sewing centre - whatever your lifestyle needs.

The Cape Split was designed by artist Terry-Lee Bourgeois-King, and drafted and built by Arlington Frame Company. See our Gallery for a selection of photos.

First floor: 1160 sq. ft.
Second floor: 710 sq. ft.
Total living area: 1870 sq. ft.

The Cape Split's open, flowing floor plan makes it very comfortable to live in. Its many nice features include the solid cut timber frame arches framing the hall, the hammerbeam trusses upstairs at each end and the small vault over the living room.

The main floor has a full length vaulted ceiling extending from the kitchen/dining area to one of the bedrooms.

The upstairs is very light and airy with rows of windows, giving it a bit of an industrial loft feel, ideal for an artist's studio. From the loft you can look down on the entryway to see who is coming in. The upstairs Master Bedroom has a walk-in closet and ensuite bath.
