					<description><![CDATA[<p>It's a lot of living in a compact footprint.</p>
<p>An open concept kitchen/dining/living area forms the heart of the house, and provides an excellent location for a cozy woodstove. There's a separate laundry/utility room off the main entry.</p>
<p>There are two bedrooms on the ground floor. The master has an ensuite bath and a walk-in closet. The second bedroom is next to an exterior door and could easily be used as an office for seeing clients, with a bathroom opposite. A couple of patios extend the living area into the outdoors.</p>
<p>Upstairs you'll find a third bedroom, full bath and a loft space ideal for a play area, craft or reading nook. A sheltered balcony provides another outdoor space.</p>

<p>The Cape Split was designed by artist Terry-Lee Bourgeois-King, and drafted and built by Arlington Frame Company. See our Gallery for a selection of <a href="https://www.timberframe-houseplans.com/project/the-original-cape-split-timber-frame-house/">photos</a>.</p>
<p>First floor: 1160 sq. ft.<br />
Second floor: 710 sq. ft.<br />
Total living area: 1870 sq. ft.</p>
<p>The Cape Split's open, flowing floor plan makes it very comfortable to live in. Its many nice features include the solid cut timber frame arches framing the hall, the hammerbeam trusses upstairs at each end and the small vault over the living room.</p>
<p>The main floor has a full length vaulted ceiling extending from the kitchen/dining area to one of the bedrooms.</p>
<p>The upstairs is very light and airy with rows of windows, giving it a bit of an industrial loft feel, ideal for an artist's studio. From the loft you can look down on the entryway to see who is coming in. The upstairs Master Bedroom has a walk-in closet and ensuite bath.</p>

					<description><![CDATA[<p>At 1370 sq. ft., the Newcomb is a small but livable starter home or retirement house, with two bedrooms, two full bathrooms, and a den.</p>
<p>The kitchen and living areas are larger with the same beautiful vaulted timber ceiling, and the dramatic timber framed entry definitely adds curb appeal.</p>
<p>The living area has beautiful vaulted ceilings showing off the timber frame roof structure (see photos below), but the stud walls make the Newcomb a "hybrid" timber frame.</p>

<p>Small homes can be the most challenging to design. Working within strict parameters doesn&#8217;t allow you to add an extra 2&#8242; here or there to make it work! The Newcomb is an attractive cottage or small home, affordable, user friendly, easy to heat, and remarkably comfortable.</p>
<p>The Newcomb is a hybrid timber frame design. It has a timber frame roof structure and interior posts, but the external walls are of 2&#215;6&#8243; studs. This building method gives you the benefits of a timber frame home with less expense.</p>
<p>The Newcomb makes a great retirement home &#8211; all one one level, a heated floor, and quick to clean. It also makes a nice starter home, vacation cottage or timeshare unit.</p>
<p>The floor plan has been carefully worked out for usability through direct experience, by living in it!</p>
<h2>Features:</h2>
<ul>
<li>It&#8217;s bigger on the inside than it looks like from the outside &#8211; we hear this comment a lot!</li>
<li>There are lots of windows &#8211; especially the wrap-around windows in the kitchen/dining area.</li>
<li>You&#8217;ll see beautiful vaulted ceilings everywhere on the main level except the bathroom and office which are under the loft.</li>
<li>The 14th-century-style timber roof is not merely decorative. That&#8217;s the roof. Timber posts, beams, and curved knee braces lend an timeless ambience, and also define &#8220;rooms&#8221; within the open concept.</li>
<li>Pull-down stairs in front of the bathroom provide access to a 250 sq. ft. loft/storage area. There&#8217;s room there for an extra bed, and plenty of space for visiting kids to &#8220;camp out&#8221;.</li>
</ul>
<p>The living-dining-kitchen area is open-concept with a beautiful vaulted ceiling which shows off the beams and provides a sense of spaciousness. The Master Bedroom is off in one wing for privacy, and also has a vaulted ceiling, as does the second bedroom. Over the den and adjacent bathroom is a loft storage area &#8211; or a place for visiting grandchildren to sleep, accessible by a space-saving pull-down stair.</p>

<p>This is called a hybrid timber frame, because the external walls are framed with conventional 2&#215;6&#8243; lumber, and the timber frame roof structure rests on those walls, remaining visible from the inside.</p>

The central foyer leads in one direction to a large living room with fireplace, and in the other to the large country kitchen with its own outside door.  On the main floor you will also find a half-bath, utility room, pantry and coat closets.</p>
<p align="left">Upstairs are two substantial bedrooms with closets and two full baths, one ensuite to the Master Bedroom. Alternatively, the second bedroom could make a good studio space with its full-timbered dormer. Next to the stairs, under a skylight, there is room for an office desk and chair.</p>

<p>You will love welcoming visitors into this hybrid timber frame home. The front door opens into a vaulted area with the living room on the right. Strong wood posts lead the eye upward to the loft area upstairs and the exposed timbers holding up the roof. The dining area lies straight ahead.</p>
<p>The entrance and loft are well lit by a grand window in the front dormer. The open loft area could accommodate a studio for art or crafts, an office, a reading nook, a play area for kids, a model train layout, an occasional bedroom or whatever your lifestyle craves. It&#8217;s a most pleasurable space to spend time in, and feels a lot like being in a tree. Put some large houseplants on the ledge beside the stairs to promote beauty and air quality.</p>

<p>The attached garage is connected to the centre of the house. As well as a car, it has room for a workbench and storage, and a utility room for your hot water heater, pressure tank, and &#8230; well, solar panel controls, perhaps. Maybe you&#8217;d rather build a boat in the garage and leave the car outdoors. As well as a car door, the garage has a people-sized door which functions as the back door of the house, which means that you&#8217;ve got a great mudroom &#8211; a real bonus if you have kids or do much gardening.</p>
<p>The kitchen, which juts off the dining room, is organized for efficiency, with lots of counter space and everything conveniently located within a few steps.</p>
<p>The master bedroom on the main floor with ensuite bath accommodates those who need or prefer one-level living.</p>
<p>A downstairs powder room with laundry is adjacent to the master bedroom with ensuite. Placing bathrooms adjacent to each other is economical when you&#8217;re building a house.</p>

<p>Over the garage is a bedroom or studio or &#8220;Bonus Room&#8221;, with windows on three sides. It could function as an extra-large bedroom, a play area, a music studio, art studio, yoga studio or large office. A large windowed dormer adds headroom on one side, while the other side has a sloped ceiling.</p>
<p>With choices of how to use the loft space and the Bonus Room, the Granville can adapt to your lifestyle as it evolves and changes. It provides enough different spaces for a growing family to live and play.</p>
<p>An upstairs bedroom has a romantic sloped wall/ceiling and a good-sized closet.</p>
<p>We&#8217;ve added a basement floor plan, which adds another 908 sq. ft. of living space, room for a rec room and another bedroom. Alternatively, you could build the house on a slab, without a basement.</p>
<p>Closets really help make a house livable, and they&#8217;re something to look for when you&#8217;re researching house plans. The Granville has lots of closets: one at each entrance, a linen closet upstairs and another downstairs, and one in each bedroom including the loft and the Bonus Room.</p>
<p>Classic Maritime styling fits beautifully into the neighbourhood, or graces a rural property as if it had been there forever.</p>
<p>With at least 2½ baths and 2 or 3 or 4 bedrooms, depending on your choices, this practical but beautifully designed house is designed for real life.</p>

<p>The Fundy has vaulted ceilings in all but the utility areas, plenty of storage, and two bedrooms, all in just under 1000 square feet.</p>
<p>Large windows make the open concept living room / kitchen / dining area bright and airy.Note the dramatic timber dormer over the living room.</p>
<p>There are two bedrooms, each large enough for a queen size bed. Most of the ceiling in both bedrooms is vaulted.</p>
