The Sheffield - a timber frame house plan with vaulted timber ceilings for building on a slope, with lots of development options

Front Elevation

NOTE: The Sheffield is not our only houseplan with a walkout basement. In fact, almost any of our plans can be built on a walkout basement, as long as
- your lot has a suitable slope, and
- the plan has provision for a stairwell.
That includes just about all of of our plans except the Newcomb, which is designed to be built on a slab.
The Sheffield is ideal for a lot that slopes down towards a view, with the dining room, living room and main bedroom facing the scenery from over the garage below. The lower level gives the option of a two-car garage and a bedroom, or a 1-car garage and two bedrooms, or perhaps office space or a workshop, even a granny flat, depending on your needs, which may change over time. The upper level can have dramatic vaulted ceilings throughout, or a loft over the bedroom end accessed by a pull-down stair for storage or a play area. A wrap-around balcony is another option, illustrated in the main level floor plan and the left elevation below. The Sheffield is economical to build but provides a beautiful vaulted living space with the possibilities of expansion right on the spot!
The following square footages are given for the two-car garage option with a loft, as shown in the floor plans below:
Main floor: 957 sq. ft.
Loft: 162 sq. ft.
Lower level living area: 281 sq. ft.
Garage: 616 sq. ft.
Total living area: 1400 sq. ft.
